On Wednesday, May 19, 2004, the Lake Geneva Board of Directors met with Keith Schroeder of Schroder Builders and David Pierson, attorney for Schroder Builders.  The issue concerned the three recent water runoffs which flowed into Lake Geneva from the new Wildflower Meadows subdivision.

After three consecutive rain storms, the berm behind a home on East Geneva burst, flooding their yard with rain water and silt, traveling down through drainage tunnels to the channel area assisted in the water bypassing the appropriate drains.

The water pressure caused the silt fence to lie down and water flooded over the fence.  The majority of water from the overflow came from the southern area of the new subdivision.

This created a large mass of chocolate brown silt to enter our lake.

The O2 levels in the lake are abnormally low, which is near “fishkill”.  The lake cannot be properly treated (next week) as required because of the situation.  The temperature and O2 lake levels were taken April 17-18, 2004.

Schroeder added straw bales to assist the water settling down in the drainage areas.  David Pierson said the water on the west side of Wildflowers property is supposed to be designed to divert water flow to the inside of the drainage site in the channel to help contain the spill.

The President of the board spoke with environmental engineers regarding the extent of damage to the lake.  The engineers will check out the lake and thinks it will take at least 20 days for the lake to settle.

At this point, the damage to the lake (if any) is unknown.  Schroder has a storm water inspector who has inspected the perimeter of the property, and inspects after all rainfall.  Schroder will consider any proposals to correct the problem, but is too early to suggest compensation.

A secchi dish could be used to quantify visibility in the water.

An environmental attorney has been retained by the board to handle the situation.

Wetland Coastal Research has been contacted for engineer and biologist proposals.

Update on Wildflower Meadows

Keith Schroder, builder for Wildflower Meadows was present at the City of DeWitt Planning Commission Meeting of 8/26/04 to provide an update on the Wildflower Meadows project.  Jason Eppler has attached an excerpt from the meeting minutes as an update regarding the progress of constructing the storm water management facilities for Wildflower Meadows.

Mr. Schroder provided the following information:

Recent dry weather conditions have assisted the contractor in making significant progress in constructing the facilities.

85-90% of the total amount of soil that needs to be moved on the site has been moved.  The final grading on the berms will be completed next, along with seeding.  This work should start in the next week or so.

They are approximately two months behind schedule.

The roadway off Herbison Road will be installed once final grading of the berms is complete.

Will be making an application to the city within the next month or so for a building permit to begin a spec home.

1st phase of the plat will involve 13 lots along with 10 condo lots (20 units).  Once utilities are complete for the first phase, work will immediately begin on the utilities in the second phase.
Dues & Building Permits
8/18/04

During the last Lake Geneva Board of Directors monthly meeting, a motion was made and approved to establish a procedure for verifying dues for members applying for building permits. 

Permits for new construction, additions, or alterations of any type of structure, building, garage, shed, dock, seawall, and fences will not be approved by the Board until unpaid dues are current.

Wake Rule
The Board has received complaints that people are violating the Association's rule against creating a wake.   Please review the rule by clicking here, and please abide by it.  By following this rule, we make the lake a safe and enjoyable area for all who wish to use it.

Good News about the Lake!
8/30/04

An assessment was provided by Wetland Coastal Resources concerning the condition of our lake.

The initial concern stemmed from three recent water runoffs from the new Wildflower Meadows subdivision.  (See “The Plume” story).

The good news…

There has been no permanent damage to the lake, channel, or fish!
(Lake core samples were taken from various locations.) 

There is approximately 6-8” of naturally occurring silt on the floor of the lake. 

There is virtually no measurable amount from the recent runoff (1/1000th”).
